Los contratos de locaci\u00f3n firmados en agosto de 2022 y 2023 enfrentar\u00e1n un incremento interanual del 247,5%, de acuerdo con la \u00faltima actualizaci\u00f3n del \u00cdndice para Contratos de Locaci\u00f3n (ICL).<\/p>\n<p>Este ajuste es hist\u00f3rico, superando el aumento del 244,3% registrado en julio y el 233% de junio. En meses anteriores, las actualizaciones fueron del 221% en mayo, 197,7% en abril, 165,5% en marzo, 147,1% en febrero y 137,5% en enero.<\/p>\n<p>Este incremento significa que un inquilino que hasta ahora pagaba $100.000 por su alquiler, a partir del 1\u00ba de agosto deber\u00e1 abonar $347.500, un salto significativo que muchos empiezan a encontrar dif\u00edcil de afrontar.<\/p>\n<p>Los contratos que se est\u00e1n firmando actualmente son de dos a\u00f1os y se actualizan por el IPC cada tres meses o el ICL cada cuatro meses. La mayor\u00eda de estos contratos se establecen en pesos, lo que implica ajustes peri\u00f3dicos significativos debido a la inflaci\u00f3n.<\/p>\n<p>Para aquellos inquilinos que deben enfrentar un incremento semestral, la suba para el inicio de agosto se ubicar\u00e1 en un 63,3%.<\/p>\n<p>En la primera mitad del a\u00f1o, los alquileres representaron la transacci\u00f3n con mayor participaci\u00f3n en el mercado inmobiliario, alcanzando el 67%. Seg\u00fan un informe de Zonaprop, los departamentos fueron los inmuebles m\u00e1s buscados, representando el 72% de las b\u00fasquedas, seguidos por las casas (26%) y los PHs (23%).<\/p>\n<p>En Capital Federal, Los barrios de Palermo (16%), Recoleta (10%) y Belgrano (7%) son los que reciben la mayor cantidad de b\u00fasquedas.
